Access - many people assume that if the area is on a friends land...that they have access when ever they want...
  
  Development/improvement - many people assume that if the area is a  friend's land that they can build, change, etc what they want to  without asking the owner...
  
  Garbage disposal - Utility payments - Upkeep - Storage, etc......
  
  Very few people have the same definition of different terms and those  definitions change with experience...also if something is not written  down...both parties have to rely on their memories...and that never  works...
  
  Also, people are territorial...if their guests start encroaching on the  owner's hospitality...and the owner's don't realize it and don't  immediately deal with it...
  it leads to long term problems and strife...also land owners tend to  get to the point that they use the groups use of the land as a  bargaining tool with other group activities...it really sucks...
  
  If you build a facility like you are speaking of...you need to double  check state and federal law in regard to such things...even if you  donate the use of it...
  also...you will need special insurance...and figure out your tax load...
  recreational areas have much different taxes and regulations than farm land...
  
  That's just a start...
