Allow extra for shrinkage.  If I remember correctly when I use cold 
water/normal dryer I lose about 4" due to shrinkage.  I normally wash my 
linen from fabrics-store.com in cold water with a dye sheet thrown in to 
suck up any excess dye.  Then dry it on normal temp in the dryer.  You'll 
probably have to iron it to get it to lay nice and flat for cutting but it 
makes all the difference when you sew it.
